A Step-by-Step Buyer’s Guide

STEP 1: DISCOVERY CALL

Our first step will be to schedule a discovery call. This is when we get an opportunity to discuss your needs and wants within your home purchase and cover what is to be expected within the process.

STEP 2: FINANCING

If you plan on financing your home purchase, this is the stage where we work together with our trusted network of local lending experts to help you solidify a pre-approval for your loan, ensuring you have the necessary components in place to be able to purchase.

STEP 3: LET’S GO SHOPPING!

Yes, this step merits an exclamation point! It's now time to take scrolling through online real estate listings to the next level and actually see some homes in person. We will tour properties that fit within your criteria until you find one that you love.

STEP 4: OFFER & NEGOTIATION

Once you have found the property for you, it is time to submit an offer. Harnessing our expert negotiating skills, we will assist you in preparing a fair offer and put together the purchase agreements. Upon an accepted contract, we will guide you through each contingency and ensure you are not investing any more funds than you need to.

STEP 5: DUE DILIGENCE

In the state of Georgia, the Due Diligence period is a period of time specifically carved out for you, as the buyer, to complete vital research before moving forward in a transaction. If you choose to have an inspection done on the home, this is when we will have an independent licensed inspector examine the home’s condition & provide a report of the findings. When purchasing a property, it is important to know the condition in which it is in. Your inspection report can also be used as a leveraging tool in negotiations. If complications arise, we will work with you to develop strategies on how best to proceed.

STEP 6: OBTAIN FINAL FINANCIAL APPROVAL

Sometimes this step can be complex, but we know from experience how to break it down to ensure that the final stages of your loan approval go as smoothly as possible. We will maintain consistent communications between all parties necessary, while monitoring the progress of your transaction and keeping you informed along the way.

STEP 7: CELEBRATE!

Congratulations, you’ve finally made it to the closing table. A few days before closing or even the day of, we will schedule your final walkthrough, which is when we visit the home one last time before signing to complete the transaction. Once at the attorney’s office, all parties will sign the closing documents and that’s it! The keys are now officially yours! Cheers to you!
